Home Insurance at Sonoma Pines
As a leasehold community on Westbank First Nation land, Sonoma Pines has specific insurance requirements to protect your home, improvements, and the overall community. These stem from our subleases, bylaws (Schedule E), and governance structure—ensuring everyone is adequately covered for risks like fire, theft, water damage, liability, and more.
Key Requirements for Homeowners
Both single-family and multi-family homeowners must have home insurance coverage on their homes. This is a condition of the Sonoma Pines headlease with Westbank First Nation and was therefore made part of all single-family subleases (Article 10) and multi-family subleases (Article 11).
When purchasing or renewing your insurance coverage, please note the following insurance requirements for all homes, single and multi-family:
- That your insurance coverage is an all-risk insurance policy that covers damage to your home and all other improvements to full replacement value.
- That your policy indicates Sonoma Pines Homeowners Management Ltd and Westbank First Nations as an “additional insured” Please note that both entities must be shown as an “additional insured” not as “additional named insured.”
- That your policy indicates your personal liability coverage is a minimum of $2 million dollars.
The above information is described here if you would like to print it out: Sonoma Pines Homeowner Insurance Guidelines (Oct 2024)
Once you have purchased or renewed your insurance policy the Sonoma Pines Schedule E Bylaws require that all owners provide the office with proof of current insurance coverage as noted above (Bylaws Div. 9 paragraph 6).
This confirmation should be provided to the SPHM office as soon as possible after purchase or renewal to the following email address: Insurance@sonomapines.ca
Leasehold Considerations
- Since Sonoma Pines is leasehold (to 2102), standard “freehold” policies may not fully apply—insurers need to understand the sublease structure.
- The corporation (SPHM Ltd.) carries master insurance for common areas, buildings (multi-family), and shared assets—but this does not cover your individual home/interior contents.
- Lenders (if you have a mortgage) often require proof of adequate coverage, aligned with CMHC guidelines for leasehold properties.
For Tenants / Renters
- Owners remain responsible for ensuring compliance with insurance terms.
- Tenants should obtain their own tenant (renters) insurance for personal belongings, liability, and additional living expenses—many policies also cover accidental damage to the unit.
- Owners: Include tenant requirements in your lease agreements and verify coverage.
Recommendations
- Shop for policies from insurers experienced with leasehold/First Nation land properties (e.g., those familiar with BC strata-like or non-strata HOAs).
- Review your policy annually—update for renovations, added features, or changing risks (e.g., wildfire season prep).
- Keep proof of insurance handy and submit copies to admin@sonomapines.ca when requested.
Important Documents
- Full details in the Bylaws (see Schedule E on duties, insurance obligations).
- AGM packages and minutes often reference insurance renewals or requirements.
This is general guidance based on community documents—insurance needs vary by home type (single vs. multi-family), value, and personal situation. We strongly recommend consulting a licensed insurance broker or advisor for personalized advice tailored to leasehold properties in West Kelowna.
