Insurance (SPHMA)

SPHM refers to Sonoma Pines Homeowners Management Ltd. (the corporation that owns and manages common areas, shared assets, and community infrastructure). The corporation maintains a master insurance policy to cover shared risks and protect the community’s collective interests. This is separate from individual homeowner or tenant policies.

What the Corporation’s Insurance Covers The master policy typically includes damage to, or loss of:

  • Common-area buildings and structures (e.g., clubhouse, fitness room, library).
  • Shared infrastructure (e.g., roads, pathways, lighting, fencing, irrigation systems, gates).
  • General liability for common areas (e.g., slip-and-fall incidents on shared property).
  • Property damage to common elements from perils like fire, water escape, windstorm, vandalism, or other covered events.
  • Directors and Officers (D&O) liability (protecting Board members from personal liability for decisions made in good faith).
  • Fidelity bond or crime coverage (for financial mismanagement risks).
  • Cyber security coverage

Important Limitations

  • The master policy does not cover:
    • Individual homes or interiors (single-family or multi-family units).
    • Personal contents, improvements, or betterments made by homeowners.
    • Personal liability arising from a homeowner’s or tenant’s actions.
    • Deductibles or repair costs caused by a homeowner, tenant, or their guests (these are typically the responsibility of the at-fault party).
  • Homeowners must carry their own all-risk homeowner insurance (as required by subleases and bylaws) naming SPHM, Coldwell Banker and Westbank First Nation as additional insureds.

Current Insurance Information

  • SPHMA Master Insurance Certificate / Summary  Most recent certificate of insurance showing coverage limits, policy number, insurer, effective dates, and named insureds (SPHMA, Westbank First Nation, etc.).
  • Insurance Renewal Summary – Latest Year  Annual overview of premium changes, coverage updates, claims history (if any), and Board notes on risk management.

How Insurance Works in Practice

  • Common-area claims: Report incidents immediately to admin@sonomapines.ca (include photos, details, date/time). The Board/insurance committee reviews and files claims if covered.
  • Homeowner-caused damage: If a claim arises from your property affecting common areas (e.g., water leak from your unit), you may be responsible for the deductible and any uninsured costs.
  • Annual review: The Finance & Audit Committee and Board review the master policy each year for adequacy and cost-effectiveness.
