Sonoma Pines is a leasehold community on Westbank First Nation (WFN) land. All homeowners hold subleases from the Head Lease held by Sonoma Pines Homeowners Management Ltd. (SPHM Ltd.). This structure provides long-term security (master lease extends to 2102) while ensuring compliance with WFN land policies, community governance, and resident-owned management.
The subleases define individual homeowner rights and obligations, including use of the lot, maintenance responsibilities, insurance requirements, transfer/sale procedures, and adherence to bylaws. They are not freehold titles—homeowners own the home/improvements but lease the underlying land.
